Guide for tenants
We let and manage furnished and unfurnished flats and houses throughout Lincoln and the surrounding villages.

Call us on 01522 510039 to arrange a viewing on any of our current
properties. We endeavour to accommodate viewings when required, but
please be aware tenanted or popular properties will require flexibility
on your part.
As a minimum we will require satisfactory references from your employer
(or university), and a previous or current landlord. We will also
require a personal reference, and sometimes a guarantor. In addition a
credit check will be undertaken. We may use the services of an
independent referencing company to obtain and evaluate these references.
Rents are normally quoted calendar monthly, and payable monthly in
advance. The tenant is also responsible for Council Tax, Water Rates,
Gas, Electricity and Telephone costs. All rents are payable by bank
standing order to our company bank account.
A security deposit as advertised must be paid, and will be held by
ourselves as stakeholders through a government approved deposit scheme
throughout the tenancy term. This is held to cover damage, breakages,
and any other liabilities under the terms of your tenancy agreement.
Please note that under no circumstances can the deposit be used by the
tenant to cover rent.
The asking rent does not include fees. Depending on your circumstances
and the property you select, we may also apply the following fees:
* Application fees (including credit checks, bank, guarantor, previous landlord, etc)
* Inventory fee/deposit management fee
* Guarantor arrangement/application fees
* Additional occupant fees
* Additional pet deposit
We monitor locally charged fees to ensure ours are competitive.
